Guildwood - the village inside the city

Guildwood is one of Scarborough's best-kept secrets - a planned 1950s lakeside community of curving, tree-lined streets, ravine access, the Guild Park gardens, and its very own Lakeshore East GO station.

Guildwood overview

Guildwood (CDN 140) is a planned community in southeast Scarborough, bounded roughly by Kingston Road to the north, Lake Ontario to the south, Galloway Road to the east and Morningside Avenue to the west. It was developed in the 1950s and 1960s by master developer Cyrenus Smith, who deliberately designed Guildwood as a village within the city - curving streets, generous front and back setbacks, mature trees, and a strong community identity that has survived intact to this day.

Guildwood's signature is the Guild Park and Gardens, a 36-hectare park on the lake that was originally home to the famed Guild Inn artist colony. The grounds today host architectural fragments saved from demolished Toronto landmarks, formal gardens, woodland trails, and the rebuilt Guild Inn estate event venue. For Guildwood residents, the Park is a daily-walk-the-dog amenity that no other Scarborough neighbourhood can match.

Real estate in Guildwood is dominated by 1950s and 1960s detached homes on generous lots, with curving streets and mature trees that give the neighbourhood a true suburban-village feel. Homes range from original mid-century bungalows still in their original condition to substantial custom rebuilds and meticulously renovated 1.5- and 2-storey homes. Lot sizes are routinely 60 feet wide or more. There are also townhouse complexes and condo apartments along Guildwood Parkway near the GO station, and a small number of newer infill developments. Prices reflect the desirability and stability of the area - Guildwood has historically been one of the most appreciation-stable markets in east Scarborough.

The Guildwood GO station - on the Lakeshore East line - is a defining feature. Peak service to Union Station is roughly 30 minutes, and the new GO Expansion plan brings more frequent off-peak and weekend service. For families with one or two downtown commuters, having a GO station inside walking distance is genuinely transformative. The TTC's 116 Morningside route serves the western edge of the neighbourhood, with connections to Lawrence East and the future Subway Extension.

Schools, parks and lifestyle all reinforce why Guildwood has retained its village identity. Sir Wilfrid Laurier CI is the local public secondary school; Elizabeth Simcoe JPS, Guildwood Junior School and St. Margaret's CES serve the elementary catchments. The Guildwood Village Community Association is one of the more active resident groups in the city, with regular events, a tree-planting program and steady advocacy for the neighbourhood's character. From a real estate perspective Guildwood is one of the most rewarding markets in Scarborough to work as a listing agent - the buyer pool is loyal, sophisticated and knows the value of what is on offer.

The Guild Park is a 36-hectare park on the lake that hosts a collection of architectural fragments saved from demolished Toronto landmarks, formal gardens, woodland trails and the rebuilt Guild Inn estate event venue. It is a daily amenity for Guildwood residents.
