Agincourt - established streets, top schools, real value
Agincourt is one of the most established and quietly desirable communities in north Scarborough, anchored by some of the best public schools in Toronto and unbeatable access to Hwy 401, the Stouffville GO line, and a food scene that puts most of the city to shame.
Agincourt overview
Agincourt sits in the northwest quadrant of Scarborough, bounded roughly by Highway 401 to the south, Steeles Avenue to the north, McCowan Road to the east and Birchmount Road to the west. The City of Toronto recognizes it as two adjacent neighbourhood profiles - Agincourt North (CDN 129) and Agincourt South-Malvern West (CDN 128) - but most residents simply call the whole area Agincourt. It is one of the original postal villages of the former Township of Scarborough, dating back to the 1850s, and has been the cultural and commercial heart of north Scarborough for more than a century.
Today Agincourt is best known for three things: schools, food and access. Agincourt Collegiate Institute consistently ranks among the strongest public secondary schools in Toronto, with deep gifted, IB-prep and STEM programming. The catchment elementary schools - Brimwood Boulevard PS, John Buchan Sr. PS, Highcastle PS - draw families from across the GTA every September. On the food side, Agincourt is the city's de facto Chinatown North, with the original Dragon Centre legacy now distributed across Splendid China Tower, Agincourt Mall, the Glen Watford / Sheppard plazas, and the rebuilt CF Agincourt area. There is a reason the city's serious food critics keep coming back here.
From a real estate perspective, Agincourt is dominated by 1960s-1980s detached two-storeys and side-splits on generous 50-by-110-foot lots, with substantial pockets of bungalows, large semis on Sandhurst, Bay Mills and Birchcliff sides, and a growing inventory of high-rise condos along Sheppard Avenue East between Brimley and Markham Road. Lot sizes are part of why Agincourt has remained so attractive over the decades: even in 2026, you can still find a 50-foot frontage with a private drive and a real backyard inside the City of Toronto for prices well below comparable Etobicoke or North York streets.
Agincourt's commute story is one of the strongest in Scarborough. Highway 401 runs along the southern edge with full interchanges at Kennedy, Midland and McCowan, putting downtown Toronto roughly 25-35 minutes off-peak and Markham, Vaughan and Mississauga easily reachable. The Agincourt GO station, on the Stouffville line, has been substantially upgraded with more frequent off-peak service and a planned move toward all-day two-way service that will fundamentally change how attractive this neighbourhood is for downtown workers. TTC's 39 Finch East and 53 Steeles East routes connect to Finch subway, with Sheppard subway one quick bus south.
If you are a buyer looking at Agincourt, the practical advice is to start with the school catchment that fits your kids - Agincourt CI, Henry Kelsey, Stephen Leacock and Cardinal Newman all draw from different pockets - and then work out whether you want the pre-1980 streets with the bigger lots, the late-1980s pocket north of Finch with the newer kitchens, or one of the modern infills happening on Birchmount and Brimley. From a seller's perspective, Agincourt rewards proper preparation: families who tour your home are looking past the wallpaper, but the marketing photos absolutely set the tone for whether you get 12 showings or 30 in the first weekend.

Good to know
Frequently asked - Agincourt
What school catchment does Agincourt fall under?
Agincourt is primarily served by the Toronto District School Board, with Agincourt CI as the flagship public secondary school. The TDSB website's school locator is the authoritative source for any specific address; we always confirm the catchment for our clients before they make an offer.
Is Agincourt a good area for first-time buyers?
Agincourt offers some of the better detached starter-home value inside the City of Toronto, particularly in the streets south of Finch and north of Sheppard. Semis, condo townhomes and the high-rise condos along Sheppard East are all viable first-time-buyer options. The first-time-buyer rebate offsets both the Ontario and Toronto Municipal Land Transfer Tax on closing.
How is the commute from Agincourt to downtown Toronto?
By GO train from Agincourt station, downtown is typically 40-45 minutes door-to-door. By car off-peak you can reach Yonge and Bloor in under 30 minutes; at rush hour the 401 takes substantially longer. Most Agincourt commuters mix and match the GO with the TTC depending on the day.
Do you also lease in Agincourt?
Yes. We handle residential leasing throughout Agincourt for both landlords and tenants, with rigorous applicant screening and clear, compliant lease paperwork.
