Eglinton East / Ionview - mid-century streets at a transit hub

Eglinton East (CDN 138) sits in central Scarborough north of the Kennedy Park area, bounded approximately by Eglinton Avenue East to the north, Pharmacy Avenue to the west, Birchmount Road to the east, and the rail corridor to the south. The smaller Ionview pocket sits within this area immediately north of Kennedy station. The neighbourhood is a designated City of Toronto Neighbourhood Improvement Area.

Housing is dominated by 1940s-1960s detached and semi-detached homes on 30-50 ft lots, with bungalows, side-splits and some apartment / condo buildings along Eglinton and Birchmount. There is growing investor interest tied to the transit hub at Kennedy and the future Crosstown LRT.

Eglinton East / Ionview shares Kennedy Park's outstanding transit access - Kennedy station is at the southwest corner, putting subway, GO and future LRT within a 5-10 minute walk for much of the community. The TTC 34 Eglinton East and 17 Birchmount buses serve the surface routes.

Schools and amenities include the catchments of W.A. Porter CI and Winston Churchill CI, plus several TDSB and TCDSB elementary schools. Local parks include Cedarvale Park, Ionview Park and the broader Pine Hills green corridor. Eglinton Square is the local retail anchor.
