Wexford / Maryvale - mid-century streets along the future Crosstown

Wexford-Maryvale (CDN 119) sits in west Scarborough, bounded approximately by Hwy 401 to the north, Pharmacy Avenue to the west, Lawrence Avenue East to the south, and Birchmount Road to the east. The community formed in the 1950s and 1960s, with strong original Irish-Canadian and East European working-class roots that have given way to a fully multicultural neighbourhood today.

Housing in Wexford / Maryvale is dominated by 1950s-1960s detached bungalows and 1.5-storey homes on 40-50 ft lots, with semi-detached, townhouse and condo apartment complexes along Eglinton, Lawrence and Pharmacy. Some of the original detached homes are now being renovated or replaced with two-storey infill, particularly in the streets closer to Eglinton.

The under-construction Eglinton Crosstown LRT is the neighbourhood's defining long-term story. When operational, the Crosstown will run along Eglinton Avenue East with stations directly serving Wexford and Maryvale - giving the community rapid-transit access to Kennedy Station and the rest of the subway / RT / GO network. Historically, neighbourhoods receiving new rapid transit have seen meaningful and persistent value uplift; Wexford / Maryvale is already pricing some of this in.

Lifestyle is quiet and family-suburban. Wexford Heights Plaza, Maryvale Park and the Birkdale Ravine trail system are the local anchors. Schools include the catchments of Wexford Collegiate School for the Arts (one of Toronto's specialty arts public schools), Pearson CI and several TCDSB options.

From a real estate perspective Wexford / Maryvale is one of the more interesting central-west Scarborough markets because the long-term transit-and-densification story is genuinely real.
